Home Base

Soddy-Daisy

I work out of Soddy-Daisy, and most Chattanooga agents barely think about it — which is exactly why I started here. Two old coal-mining towns merged in 1969 to form the city along Highway 27, and the replica of Poe's Tavern, Hamilton County's first courthouse from 1819, is still right there to walk through.

What sells is the range: lakefront on the Chickamauga arm, cabins toward Big Soddy Gulf, newer subdivisions for families chasing the school district. Chattanooga buyers come up here for the square footage their downtown budget can't touch. The trick is knowing which side of Dayton Pike a comp came from — it matters more than the listing photos suggest.

Lake Country

Hixson

Hixson is where most of my Chattanooga buyer pool ends up looking. When TVA finished the Chickamauga Dam in 1940, Ephraim Hixson's old farmland became Chattanooga's lake suburb almost overnight — which is why so many original ranches and split-levels from the 60s and 70s sit on big, generous lots.

But the neighborhoods don't trade interchangeably. Stuart Heights pulls young families with pools and tennis. Big Ridge commands a premium for its elementary zoning. Hidden Harbour, Shelter Cove, and Bay Pointe Estates move regardless of market conditions. When I price a Hixson listing, I'm pricing the street — not the zip code.

Red Bank

Red Bank used to be Chattanooga's overlooked older sister. That flipped in the last few years. Ten minutes to downtown, ten to Hixson, Stringer's Ridge and five miles of trails out the back door, and a Dayton Boulevard that finally has restaurants worth driving to — Clever Alehouse, The Meeting House. The whole stretch is in real revival.

For sellers, that's both opportunity and trap. Inventory is genuinely mixed: 1900s trolley-line bungalows, 1930s Tudor cottages, post-war ranches, new Craftsman builds on infill lots. Buyers pay very different prices for each. I've sold enough here to know where the real ceiling is on a given block.
